Job Summary:

Responsible for the interior and exterior maintenance, repair and cleanliness of the community. Ensure proper sanitation and body mechanics are practiced. Will perform daily work orders and preventative maintenance assignments as directed by the Maintenance Supervisor.

Duties and Responsibilities:

* Uphold Mission, philosophies and values.
* Maintain a high standard of building interior and exterior aesthetics and physical condition.
* Maintain all mechanicals in proper working order. Complete documentation inspections sheets to assure all pumps and systems are inspected monthly as directed by the Maintenance Supervisor.
* Maintain and monitor all cleaning schedules.
* Maintain a high level of apartment and common area cleanliness and sanitation.
* Maintain the laundry operations to ensure proper cleanliness and sanitation.
* Ensure that proper Universal Precautions and body mechanics are practiced for resident and staff sanitation and safety.
* Work with the management team to ensure readiness of suites for resident admissions.
* Check work orders regularly and complete in a timely manner.
* Control trash disposal.
* Inspect fire extinguishers monthly and document the inspections on the attached tags. Remove and replace extinguishers that do not pass inspection.
* Assist with all required federal, state or local inspections.
* Perform general maintenance to include, but not limited to, plumbing, painting, carpentry and electrical repairs.
* Maintain all equipment in a clean and safe manner.
* Respond and assist with any resident, staff, guest or community emergency.
* Assist with special events as needed.
* Maintain a professional appearance.
* Report any unusual incidents to the Maintenance Supervisor.
* Maintain a professional caring approach when dealing with residents, families, staff, visitors, vendors and the general public.
* Any other duties as required by the Maintenance Supervisor.


A minimum of two years experience in maintenance operations required. Must possess a high school education or GED equivalency. Obtain CDL drivers license and maintain a clean driving record. Experience with security systems, commercial and residential washers and dryers, interior and exterior painting, heating and cooling systems. Must possess the ability to read, write and speak English and possess excellent oral, written and telephone skills. Must be capable of making mature judgments, be dependable and possess knowledge of safety and safe sanitation practices. Must be able to lift 50 pounds unassisted. You must be able to work on your feet for eight hours a day, five days a week, be certified in First Aid and CPR and be capable of meeting all requirements that may be specified by the state or other regulatory agencies.
