Job Description

The Cost Segregation group of KBKG, Inc. in our Los Angeles, New York, and Chicago offices is seeking individuals with engineering, architectural, appraisal, or construction-related experience to join our rapidly growing Cost Segregation Consulting group.

What is Cost Segregation Consulting?

Cost Segregation consulting provides real estate investors and owners significant tax benefits by accelerating federal tax deductions for buildings and improvements. As a cost segregation consultant, you will analyze all types of properties ranging from hotels, casinos, golf courses, apartments, restaurants, offices, retail and anything in-between. The successful candidate will assist investors, business owners, and corporate executives to realize the significant increase in cash flow that results from a quality cost segregation study. In order to do this, one will learn to apply and integrate the skill sets often utilized in the following industries: valuation, engineering, construction management, legal analysis, and tax planning.

What should I expect?

You will work with an exciting group of seasoned professionals that have over 100 years combined experience in cost segregation, engineering, consulting, marketing, and accounting. Senior consultants and managers will work with you to ensure your professional/personal growth is maximized and that client expectations are exceeded. You will be trained to analyze building components utilizing our proprietary software and methodologies. Eventually, you will be managing your own projects and will have extensive client contact. Projects typically last from one week to a month and are heavily deadline oriented. Since our large client base spans across the country, you will have an opportunity to travel as required.

Essential duties and responsibilities include, but are not limited to:

* Working with clients and CPAs to procure data related to acquisition or construction and to ensure client satisfaction.
* Analyze construction cost ledgers, contractor payment applications, and other cost documentation and reconcile to accounting records.
* Perform takeoffs utilizing blueprints and physical site inspections.
* Estimate unit costs utilizing costing manuals such as RS Means and Marshall & Swift.
* Determine the appropriate tax life for each component of a building by researching and identifying relevant case law and tax code.
* Write reports and prepare schedules that support findings from analysis.

Qualifications

1. Bachelors or masters degree in construction management, civil engineering, construction engineering, electrical engineering, mechanical engineering, and/or architecture

2. Experience is a plus within cost segregation consulting, cost estimating, construction engineering, civil engineering, or construction management.

3. Ability to travel regionally and nationally

4. Excellent interpersonal, analytical, and communication skills

5. Proficient in Excel, Word, & Access

6. Valid drivers license and automobile insurance as up to 25% overnight travel will be required
