WSP is currently initiating a search for a Project Manager I - Buildings working out of our client office in Montpelier, Vermont and supporting statewide project management activities from preconstruction through closeout.

The Project Manager I will be client facing and responsible for management and oversight associated with the design, and/or construction phases of various state projects, ranging in size from $100,000 to $1 million. Acting as the client's extension of staff, the project manager will be involved in all, or specific aspects of the design, construction and move-in phases, depending on the project scope and breadth. The project manager's primary emphasis as owner's advocate is to monitor and manage budget, scope, schedule, quality and contract administration.

Duties and Responsibilities:

* Chair progress meetings and prepare minutes. Communicate regularly with all stakeholders.
* Develop project scope and work with the client, their customers (end-users) architects and engineers of records to perform constructability and biddability reviews, throughout the conceptual and design phases. Scope development will include the consideration of utility interface, 3rd party or turnkey vendors, ADA, historic, environmental hazards, or other similar matters.
* Develop and update MS Project Schedules, managing the timelines, interfaces, 3rd parties, and other typical restraints for maintaining, or recovering the schedule calendar.
* Attend public meetings, and prepare supporting documents or materials, for permitting, or public outreach.
* Prepare cost estimates, throughout the design phase, including any associated soft costs.
* Coordinate with and lead sub consultants, direct hire subcontractors or vendors, clerk of the works or others under contract with the client.
* Oversee cost, schedule and quality expectations. Perform periodic site visits to generally observe construction progress and quality. Prepare and issue weekly reports.
* Routinely interface with the architect, contractor and clerk and perform construction administration oversight related to timely submittal, or shop drawing review, RFI resolution, correction of quality issues, payments, change order consideration and recommendations, start-up coordination, operations and maintenance manuals, training and occupancy.
* Monitor and report on potential changes or claims. Coordinate testing, acceptance testing, and liaison as needed for commissioning, life safety start-up, and other activities needed for certificate of occupancy.
* Perform other duties, as needed.

Job Requirements

Minimum Qualifications:

* Advanced technical training although not within a formal degree program (may have significant credits towards an engineering or other technical degree) and a minimum of 1- 3 years of full-time project or construction management experience directly relevant to buildings. The ideal candidate will have skills or experience in multiple phases of the project cycle; design, cost and schedule, contract formation, construction, occupancy and closeout.
* Strong computer skills including MS Suite and Project
* Strong interpersonal skills
* Strong written and verbal communication skills

Preferred Qualifications

* Bachelor of Science/Engineering, Construction Management, or Architecture degree
