The successful candidate will have the opportunity to work on healthcare real estate deals of all sizes and structures, ranging from a few million dollars to several billion, as an integral driver of the underwriting, due diligence, approval and closing processes for potential acquisitions. He/she will work closely with and report to an Acquisitions Manager and will engage with senior management on a regular basis. In addition, the Investment Analyst / Senior Investment Analyst will be expected to perform accurate, thorough and thoughtful analysis for a fast-paced, rigorous, deadline-driven pipeline of transaction opportunities. The title will be commensurate with the skills, capabilities and experience of the successful candidate.


Financial Analysis:

* Perform financial modeling and valuation analysis to support the acquisition of senior housing, hospital, medical office and life science portfolios.
* Prepare pro forma cash flow models for stabilized properties, value-add / lease-up properties and new developments.
* Develop models and analyses for various structures, including sale-leaseback, joint ventures / partnership structures, construction /development transactions, and mezzanine/debt investments.

Due Diligence:

* Review and assess operator/tenant and guarantor risk by participating in management meetings and analyzing corporate credit.
* Conduct site visits in order to further analyze markets, demographics and understand how competitive properties compare to the subject property.
* Interact with brokers, sellers, and investment bankers to accurately understand and determine transaction assumptions, facts, and risks necessary to properly evaluate an opportunity.
* Work with the Corporate Finance team to ensure transaction economics are correctly reflected in the Ventas corporate model.
* Prepare presentations demonstrating the underwriting and due diligence of potential acquisitions to the Ventas executive leadership team.

Negotiation & Closing:

* Participate in negotiation of all major documents memorializing the transaction, including purchase and sale agreements, leases and joint venture agreements.
* Organize materials for closing calls, create closing statements and complete open items to fund acquisition.
* Transition properties successfully to the Asset Management team after acquisition.


* 4-year undergraduate degree in Finance, Economics, or similar business field required
* Ideal candidate will have 1-5 years of experience in a highly analytical role; desirable experience could include: investment analysis/underwriting, corporate finance, investment banking, or private equity
* Confident self-starter and quick learner who requires minimal supervision and is comfortable with ambiguity
* Understands the variable nature of investment activity and is adaptable and energized by change
* Exhibits a high level of responsiveness, sense of urgency and passion for always doing the best work possible
* Experience with analyzing financial statements to understand the specific drivers of a business
* Proficiency in Microsoft Excel and PowerPoint
* Strong quantitative, written and oral communication skills
* Ability and desire to work evenings and weekends as necessary
* Willingness to travel (~15%)
