Job Description

True Homes, the largest locally and privately owned builder in the Carolinas, has an opportunity for a Land Development Assistant Project Manager to join our team!

The Land Development Assistant Project Manager is responsible for providing office and field services by implementing project management systems. The Land Development Assistant Project Manager will also develop procedures and policies to effectively monitor, update, and report the status of development projects during the entitlement, pre-construction and construction phases in compliance with True Homes land development standards. The Land Development Assistant Project Manager supports the Land Development department in the goal of delivering lots that meet the timeliness, quality standards, and cost goals established by the Operations Partner of Land Development.


* Entitlement/Due Diligence
* Sets up projects in the True Land Development System
* Drafts preliminary development tasks and schedules based on preliminary design
* Performs take-off of material quantities
* Maintains electronic and paper project files with required documentation
* Pre-Construction
* Initiates utility company designs and service agreements
* Drafts, distributes, and tracks requests for bids to Trade Partners
* Updates development budgets based on bids
* Prepares Trade Partner Agreements and coordinates signatures of Trade Partners
* Ensures accounting department has required documentation on Trade Partners
* Construction
* Assists Project Managers in documenting and reporting status of each project weekly
* Assists Project Managers in updating the project schedule in the True Land Development System
* Performs site visits and attends site meetings as requested
* Distributes Trade Partner invoices to appropriate Project Manager
* Administrative
* Reconciles Transition Report with Development Schedule to verify Starts Team and Sales Team will have lot delivery per Market Goals
* Coordinates, maintains, and reports the issuance of and tracking of capital and maintenance bonds in a timely manner
* Coordinates required signatures and assists Project Manager with recording plats
* Assists Operations Partner with monthly Lot Releases to Sales
* Perform other duties as needed or required


* Bachelors degree in engineering or similar technical degree and 1-3 years of project coordinator experience OR 5 years of land development experience in a corporate setting required
* Detailed oriented and superior analytical skills required
* Competency in reading civil engineering drawings and performing material take-offs
* Skilled in developing and maintaining construction schedules using Gantt charts
* Proficient in Microsoft Office and Microsoft Project or other scheduling software required
* Excellent professional written and verbal communication skills
* Extremely organized
* Strong multi-tasking and time-management skills
* Valid drivers license and reliable personal transportation for occasional regional travel
* Ability to work in a fast-paced environment
