Basic Statement of Functions
Summary: Perform preventative and regular maintenance and repairs to all areas of the hotel. Responsible for maintaining a clean and organized maintenance shop, for the security of the hotel inventory and assets such as: tools, supplies, furniture, fixtures, and equipment. Job Specifications (Qualifications)
High school diploma or general education degree (GED); or vocational training in electronical, mechanical, architectural engineering, or plumbing field preferred. Three to five year's prior experience in general building maintenance desired; or equivalent combination of education and experience. Supervisory experience in related field preferred. Should have working knowledge of plumbing, electricity, carpentry, and mechanics.
Must be fluent in English. Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations. Ability to write reports, business correspondence, and procedure manuals in concise and accurate form.
Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages.

Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
ï‚· Boilers license where applicable.
ï‚· Certified Pool Operator.
ï‚· Valid State Driver's License.
ï‚· Ability to work varied number of hours per week on a rotating basis.
ï‚· Must display a high degree of pride and integrity in job performance.
ï‚· Ability to learn and comprehend all company policies pertaining to his or her position and employment, including safety regulations.
ï‚· Must be neat in appearance, courteous, friendly, and have knowledge of what to do or say in dealing with people.
ï‚· Must be in uniform at all times on duty.
ï‚· Must be able to work with little or no supervision.
ï‚· It is imperative that this individual possess the ability to check out problems before they arise and act on them to ensure they do not become serious.
ï‚· Must possess the ability to complete and report the completion of all tasks assigned, both verbal and written.
ï‚· Ability to communicate ideas and describe the nature of the work to be done to outside tradesmen.
ï‚· Ability to maintain good rapport with the housekeeping department.
ï‚· Ability to communicate with fellow team members any problems, questions, and situations which may arise during shift.
ï‚· Maintain a high degree of confidentiality.
1. Responsible for maintenance of the entire building (example: refrigeration, heating/ cooling, plumbing, electrical, ice machines, swimming pools, saunas, fitness rooms, walls, emergency generators, water softeners, switch rooms, rooftop, exhaust type units, and preventive maintenance schedules.)
2. Cleans and maintains the hotel's exterior spaces such as the parking lot, landscaping, etc.
3. Ensures that all projects are completed on time and according to the necessary specifications.
4. Works closely with any craftsmen called in to perform work. Aids and instructs craftsmen with scheduling of work, ordering of materials, and completing assignments as specified by the General Manager.
5. Works closely with Head Housekeeper and AGM. Meets with General Manager to discuss any phase of the operation that the maintenance department is involved with.
6. Evaluates requisitions for work or work orders and reports completion to Head Housekeeper or General Manager as instructed.

7. Contribute in the preparation of the annual budget and capital plan. Monitor budget and control expenses.
8. Maintains a flexible work schedule to cover emergencies.
9. Responsible for training and orientation of new maintenance team members.
10. Holds department staff meetings and presents any pertinent information to team members.
11. Supervises and coordinates maintenance, whether preventative or a project to accommodate housekeeping or hotel occupancy.
12. Manage the day-to-day staffing requirements, plan and assign work, and establish performance and development goals for employees. Provide coaching and regular feedback to help manage conflict and improve employee performance.
13. Offer guests assistance whenever possible.
14. Other duties as assigned by General Manager.
