Job Description

Facilities Maintenance Superintendent

Career opportunity to manage the maintenance of the Town's buildings and mechanical systems. Excellent compensation and benefits package. 

Description of Work

Under the general supervision of the Public Works Director, this position plans, organizes, budgets, and takes part in a variety of skilled maintenance, construction and management of a variety of buildings, building mechanics and all other types of mechanical systems; is responsible for the direct supervision of a crew of skilled and semi-skilled workers in the maintenance and upkeep of various Town sites.

Duties and Responsibilities

  • Interviews, hires, manages, evaluates and develops facility maintenance and janitorial staff.
  • Makes presentations to the public and Town Council, as required.
  • Prioritizes and schedules work for Facilities Maintenance Division staff.
  • Develops the budget for the Facilities Division.
  • Maintains Facilities Maintenance management software, building automation software and utility tracking software.
  • Manages purchase orders, bills, keeps records of building and employee costs.
  • Prepares reports for Finance Department.
  • Assists in the design, engineering, planning and the direction of subcontractors in development and expansion of existing Town owned facilities and sites; acts as Town’s representative in the design and construction of new Town facilities as it relates to Facilities Division.
  • Prepares specifications and gathers quotes or bids for work.
  • Submits documents for backflow prevention tests, boiler inspections and other building compliance measures.
  • Establishes and maintains effective working relationships with a variety of individuals. Works with all Town departments, various vendors, contractors and general public.
  • Trains maintenance and janitorial staff in use, safety and proper procedure of maintenance tasks.
  • Manages and participates in tasks such as boiler and mechanical systems repair, HVAC repair, snowmelt systems diagnostics and repair, electrical, plumbing, ductwork, woodworking, metalworking, welding, fabricating, concrete work, pool/spa repair and solar repair.
  • Responds to public requests and concerns or delegates, if appropriate.
  • Provides a high level of professionalism and customer service at all times; establishes and maintains cooperative working relationships with all co-workers, vendors, professional contacts and community members; communicates respectfully and clearly.
  • Performs other duties as assigned, required or requested.


  • Working knowledge of computers and programs including software such as BACnet BAS, Facilities Management software and Financial software.
  • Proficient in Microsoft Office Suite.
  • Excellent phone skills and excellent verbal/written/email communication skills. 
  • Knowledge and experience of mechanical engineering and computerized building automation engineering.

Experience and Training

Any combination of experience and training equivalent to graduation from high school and a minimum five years experience in building, mechanical, electrical and HVAC maintenance. A minimum of five years in a supervisory position including experience in supervising facility maintenance staff and overseeing large and small construction and development projects.

Special Requirements

Possesses a valid Colorado driver’s license.

Equipment Used

A variety of hand held tools including but not limited to wrenches, hammers, drivers, files, rasps, pullers, chisels, vise grips, pry bars, shovels, etc.

Occasionally make use of welder, cutting torch, plasma cutter, gas leak detector, flue gas analyzer, high pressure fitting (gates) crimper, forklift, self propelled man lift, snow blower, trucks, pressure washers, paint sprayers, snow shovels, ladders and any other tools necessary to complete the job. 

Frequently use of electrical diagnostic and repair tools, HVAC and refrigeration equipment, gas fired boiler diagnostic and repair tools and equipment, mechanical and plumbing specific diagnostic and repair tools.

Physical Requirements

  • Ability to conduct activities involving significant standing, sitting, walking and to position oneself in constraining, dangerous and awkward positions for extended periods of time.
  • Ability to conduct activities involving stooping, kneeling, bending, reaching, climbing, twisting, crouching, bending, balancing and whatever it may take to reach the problematic part.
  • Ability to work with hands above shoulder height with 50 pounds.
  • Ability to participate in interpersonal, telephone, email, and radio conversation on a moderate basis.
  • Ability to hear and respond to radios, machinery signals, and other auditory sounds.
  • Visual capability to see and distinguish objects, hazards, details, figures in conditions of low, minimal or bright light.
  • Visual and physical capability to operate automobiles in conditions of low, minimal or bright light.

Environmental Conditions

The duties of this position are performed in both indoor and outdoor environments. The incumbent may experience exposure to weather conditions and temperature changes. Incumbent may experience exposure to fumes, odors, dust, gases and poor ventilation.
