Job Description

The Excelsior Group, a growing Property Management/Investment company, is looking for an Assistant Manager to join our team at The Blair apartments in St. Paul.

Job Objective(s)

Support the Business Manager in maximizing the value of the owners' investment, while balancing the needs of the residents.

Schedule: Full-time; Tuesday: 9am -5pm, Wednesday: 10am-7pm, Thursday/Friday: 9am-5:30pm, Saturday: 10am-4pm

Job Responsibilities and Duties

* Establish and maintain positive resident relations, e.g., effective communications, manage resident concerns, problem solving, etc.
* Show and lease apartments to prospective residents.
* Execute new lease and lease renewal processes.
* Collect and process monthly rent payments promptly and as directed by the Corporate Office. Generate late rent letters and file unlawful detainers as appropriate.
* Process accounts payable using YARDI (property management) software.
* Participate in the preparation of all marketing.
* Research and prepare comprehensive and accurate annual budgets including capital improvement budget planning. Monitor budget throughout the year ensuring compliance.
* Effectively use YARDI (property management) software.
* Provide day-to-day performance feedback to the Property Manager regarding other staff members.
* Complete other duties as assigned.

Other Responsibilities

* Maintain a high level of customer service.
* Assist with apartment preparation as necessary.
* Assist with all aspects of property management and maintenance as necessary, i.e., snow removal, cleaning, etc.
* Attend staff meetings as required.
* Maintain and safeguard confidential information.
* Remain flexible, receptive and adaptive to change.
* Understand and apply basic principles of good housekeeping and safety.
* Perform other duties as requested by supervisor.

Job Qualification Standards

* High School Diploma required.
* Associates Degree preferred.
* Bachelor's Degree preferred.
* 1+ year's leasing consultant or assistant property manager experience preferred.
* 1+ year's customer service experience preferred.
* Local market experience preferred.
* Possess the ability to deal tactfully with residents, owners, staff, other managers, vendors, and the general public.
* Able to effectively use MS Office applications (Word and Excel), e-mail, and internet.
* Working knowledge of basic accounting practices.
* Knowledge of basic building maintenance procedures.
* Ability to organize and prioritize work projects.
* Ability to maintain confidentiality with regard to personnel, property finances, and other sensitive information.
* Follow and adhere to organizational policies and procedures.
* Posses a valid driver's license, acceptable driving record, and access to a vehicle.
* Be able to read, write, spell, do basic math, speak, and understand English.
* Maintain neat, well-groomed, professional appearance.
