Job Description

Raytheon Global Business Services (GBS) has an opening for a Portfolio Manager (Consulting Facilities Planner) in the Integrated Defense (IDS) business. This individual will support the IDS Manager in the Facilities and Real Estate organization. This position is a hands on position assuring real estate obligation and transaction management are completed in a timely manner for the business. IDS manages ~5.8M sq ft of space including office, labs, warehouse and manufacturing space spread over 20 countries, supporting 14,500 people worldwide. IDS real estate portfolio is a mix of leased and owned properties across the globe.

Responsible for reporting and tracking of lease transactions, liaison with corporate real estate/legal, partnering with business and program teams to secure Appropriation Requests are approved in a timely manner, and annual financial reporting requirements.

Job Description:

  • Manage Real Estate portfolio and lease transactions in alignment with business strategy
  • Support Lease waterfall tracking including lease renewal/cancelation notice dates, lease expiration dates, and rent and operating costs
  • Support the development and tracking of real estate appropriations requests including lease expense and capital investments requirements
  • Support tracking of space requests and project status/scorecard
  • Support real estate portfolio management and reporting including preparation of monthly operations review briefings
  • Support planning team in tracking and reporting of space utilization metrics
  • Support governance reporting including mid-year and year end portfolio metrics, lease commitment reporting, 5 year real estate forecast, and annual 10K reporting

Required Skills:

  • Bachelor’s Degree Required plus minimum 8+ years of real estate transaction management and execution excellence
  • Strong understanding of Lease documentation review including landlord work letter experience
  • Facilities space planning experience for office, lab, manufacturing and warehouse
  • Regional Consolidation/Space Optimization experience
  • Lease administration including rent administration, lease audit
  • Strong process background
  • Successful history of partnering with cross function disciplines including finance, environmental health and safety, Information Technology, Security and Facilities Management
  • Customer-focused with ability to interact with and motivate all levels of the organization
  • Strong oral and written communication skills
  • Well-organized. Able to simultaneously prioritize and manage multiple tasks
  • Strong PC skills, particularly Microsoft Word, Excel and PowerPoint

Minimal Travel Time Required

This position requires either a U.S. Person or a Non-U.S. Person who is eligible to obtain any required Export Authorization

Desired Skills:
  • Project management/construction management
  • Experience in Facilities and operation & maintenance expenses plus facility metrics and data
  • Understanding of lease documentation
  • Microsoft Access

Bachelor’s degree in Business Administration, Finance; Management, Operations or related discipline
