Job Description

Position Summary

Leads preliminary site design and feasibility studies for potential Life Time Fitness sites. Provides technical expertise in site development to the project team while coordinating cost-effective solutions to civil engineering, geotechnical, landscape, environmental and traffic related issues through the due diligence and permitting process. Manages the design and approval of repairs and updates to existing properties. Applies extensive and diversified knowledge of engineering and construction principles and practices in broad areas of site development. Upholds the fulfillment of Life Time Fitness' Mission Statement.

Examples of Work Performed

* Prepares site layouts, preliminary due diligence, and identifies major cost hurdles associated with site construction based on often limited site information
* Supporting the Real Estate team in evaluating feasibility of new projects prior to PA/Lease.
* Hiring and managing planning & design professionals: legal, consulting engineers (civil environmental, geotechnical) and landscape architect
* Feasibility analysis and recommendations
* Leading internal team and consultants to find cost efficiencies associated with site development
* Developing and maintaining project budgets for development and engineering
* Obtain municipal and private approvals in coordination with Development Manager
* Coordination of Civil and Landscape design changes, approvals, and permits
* Member of Capital Expansion Projects (remodels and repairs) team providing design opinions, hiring & coordinating with local consultants, reviewing designs, and providing information as needed during the construction process
* Review complete site design, geotechnical, environmental plans and reports for quality and consistency.
* Reviews design development documents for coordination with cross functional team (architecture, MEP, structural, pools) and conformance to Life Time design standards.
* Supporting construction through the bidding and construction process
* Partners with Development Manager to manage post-closing legal, developer and municipal obligations/agreements
* Develops project specific site, storm water management and landscape maintenance plans
* Coordinates and provides documentation necessary for property transactions (ALTA, Environmental reports, etc.)
* Acts as a resource for the operations and property management teams on site related issues.


* Four-year college degree in civil engineering


* Ten to twelve years experience in design and construction field
* Six to eight years experience in commercial land development
* Construction experience is beneficial

Licenses / Certifications / Registration:

* Professional Engineer License (PE)

Knowledge, Skills, Abilities and Other Characteristics

* Ability to operate a personal computer
* Knowledge of standard office procedures and computer software including Microsoft Office
* Proficient with AutoCAD operating software
* Excellent oral and written communication skills
* Ability to execute effective multi-tasking with tight deadlines independently and within a team environment
* Ability to define problems, collect and analyze data, establish facts, draw valid conclusions and recommend solutions
* Excellent problem solving and organizational skills
* Ability to lead several groups of people to work toward one desired outcome
* Ability to travel
