Job Description

Horizon has developed a proprietary and comprehensive process that systematically advances a client's potential project through all phases of development. This process incorporates several tools and templates that integrate all development team member's responsibilities for the project. This ensures that each project is tracked in terms of schedule, budget, feasibility and client signoffs.

Decades of development experience are wrapped into various line items of the tracking tool, and each project benefits from this past knowledge.

This integrated approach differentiates our service platform, assists in bringing project vision to reality, and strengthens client relationships.

Internship for Summer 2020

Responsibility

Development Process:

* Assist in site selection for multifamily housing developments;
* Work with client to establish project vision, goals, and project concept;
* Establish and assist in managing project schedule;
* Work with development manager to confirm market feasibility of project, evaluating key indicators of supply and demand;
* Work with development manager to confirm economic feasibility of project;
* Assist in preparing various financing applications;
* Work on Horizon development checklist across development, construction, and property management functions of company;
* Assist in coordination of third party consultants, including architectural, engineering, interior design, environmental, geotechnical, and other necessary contracts;
* Prepare financing and development plan packets for investors, lenders and municipalities;
* Compile due diligence documents to assist with financial closing.

Research:

* Research state allocating agencies competitive housing tax credit programs and scoring criteria in Midwest locations;
* Assist with primary market research, including housing surveys, resident input sessions for projects with existing residents, and in-house demographic analysis and market comparable research;
* Research entitlement process, zoning codes and approval process for each project assigned.

Communication:

* Assist in communicating with clients and public officials during the development process;
* Assist with resident input and neighborhood meetings.

Leasing Activities

* Create Unit Assignment Worksheet for each project assigned which is a unit by unit description of unit type, size, rent, income targeting, design features, accessibility, etc.;
* Assist with a prospect list for leasing;
* Assist with preleasing activities, including project signage, photos, events, and press releases.

Necessary Education:

* Undergraduate or graduate student with an interest in pursuing a career in affordable housing, development, finance and management.



Other Qualification:

* A valid driver's license and current automobile insurance is required.
