Assist in information gathering for international investors, track Korean and Singaporean investors, track bids, data entry and vetting into new tech (Prism, etc.)

Job Description

Buy side duties:

Identify potential acquisition candidates for international investors including Alduwaliya and MUTB: liase with both internal C&W and third party brokers to identify sales listings and potential off market capital market transactions that meet the investment criteria for these buy side Clients

Underwrite the acquisitions candidates and create 10 year cash flows and sensitivity analysis for returns using conservative and base case leasing, rent, and growth assumptions. Assist the buy side broker to identify target pricing ranges for recommended acquisitions. Support negotiation efforts with additional cash flow sensitivity analysis and assist in reviewing third party due diligence reports.

Korean and Singaporean investor tracking:

Given that the hedge costs for US acquisitions have fallen dramatically, we are seeing renewed interest in US acquisitions.

Create profiles of and a database containing each of the top Korean and Singaporean investors, including investment criteria shared in face to face meetings, as well as past bidding activity with C&W and acquisitions/sales with C&W in the US as well as other global regions.

Working with senior management, track international interest in and bidding on pipeline sales listings to (1) increase appropriate deal flow to the international database of investors, and (2) to institutionalize tracking sheets for each investor and deal (to enhance coverage efforts and demonstrate activity with C&W)

Prism Data entry and vetting:

Support the development of the 3D Manhattan (and top CBD) office building modeling tool developed by IT. Verify and and add capital markets building metrics to the existing stacking plan and tenancy information ( cap rates, sale prices, sales dates, COC and IRRs ) so that in business pitches we can illustrate all comparable assets in 3D on a map of the CBD
