Job Summary:

Responsible for theday-to-day administration and implementation of those policies, procedures andprograms that will assure a well-managed and well-maintainedproperty. This includes but is not limited to, placing maximum emphasis onpositive response to the concerns and needs of the tenants, and on increasingthe value of the property being managed, in coordination and conjunction withthe Owner's goals and objectives. The Assistant Property Manager will beassigned to specified action areas at the discretion of the Property Managerand/or Sr. Property Manager, so as to best meet the needs of the property.

Essential Job Duties:

* May coordinate maintenanceprograms relating to the interior and exterior conditions and appearanceof the assigned property
* Responsible for prompt andpositive response to requests from property tenants, for theimplementation of ongoing contact programs, to constantly assess tenantneeds and to assure problems are being solved promptly, and to the mutualbenefit of the tenant and the properties
* May be engaged in the selectionof contract services, vendor negotiations for service agreements, andday-to-day monitoring of vendor performance to assure full compliance withstandards established within the respective service agreements
* May participate in thedevelopment and administration of the strategic property plan and budgetfor the property. May be involved in, under the direction of theProperty Manager, activities within the parameters of the approvedbusiness plan and budget
* May assist in the collection,analysis and reporting of data required to provide accurate and currentassessments of property management objectives
* Involved in the administrationof all tenant leases to assure full compliance with leaseprovisions. May also participate in the timely determination ofescalations, timely collection of all rents, and for participating inappropriate action to lease available space within the buildings
* Shall participate in theday-to-day financial management of the properties with specific attentionto accounts receivable, collection activities, maintenance of accountspayable on a current basis (taking advantage of discounts whereverpossible), and the maintenance of all necessary financial records andfiles in an accurate and timely manner
* May handle tenant requests anddispatch work orders
* May perform other duties asassigned

Other Job Functions:

* Participate in various meetingsand training activities as designated by the Property Manager and/orhigher level management

Skills, Education andExperience:

* Bachelor's degree or equivalentwork experience
* Minimum of 2 years previousproperty/facilities management experience
* Experience in and workingknowledge of business/office administration
* Ability to handle generaladministration of the property in the absence of the Property Manager, orwhen otherwise called upon
* Strong written and verbalcommunications skills, with ability to produce communications and othermaterials that are effective and of a professional nature
* Computer proficiency withstrong knowledge of MS Word, Excel and Power Point. Ability to learnnew and business specific, software programs as needed
* Valid real estate license inStates that require it
